Formula to calculate purchase price?

Does anyone have the formulas to calculate buying price value? In So Cal? One of the ways I am told to prove how much a location is making is based on how much gas, water and elect are used verses purchase price?

the formula for price range is cash flow / cost x current interst rate /15
The factor that need to be used for adjustments after calculation are
profitability %
lease
parking
Age of equipment
element of competition
few other things.
There is another formula for water gallons per $ revenue, and another for gas used per dry revenue.

Ther have been many posts on the the subject, back date and read!
