I have an opportunity to operate (re-open) a space at a mobile home park outside of a town of about 30,000 in the mid-west. The park, a mile from my house, has 140 lots, probably 70% hispanic. There is an existing building where, at one time, I think there were 2 or 3 of both washers or dryers. The owners abandoned it when a cable TV office closed and let the pipes freeze back in the 80's; it's now vacant. My thought was to install in the space a couple of washer and dryers and some vending; pop, snacks, pay phone, etc. The nearest mat is 4 miles away, as is the nearest c-store. I currently have a route of 80 pay phones, so I am used to those Sunday calls. My phone route does OK, but like Dave from NJ's posts, the business ain't what it was. I obviously won't make a living from it; I'm looking to supplement some of my other income. As a potential newbie, I wonder if it's worth the effort. I'd envision investing up to 10K.
