View Full Version : What are the busiest days of the week

I'm wondering this since I'm a new owner. (3 weeks). The mat has been there about 2 yrs. Ive got 21 washers and 22 dryers. The place got a bad rep from the previous owner due to he opened and closed at he will and he lost it from the original owner. I know I have to get the customer base back, just wondering about slow days. Thanks in advance....Mark

My days from busiest to not.

Sun, Sat, Mon, Fri, Thur, Tues. Wed

But every area and mat is probably different.

glad to hear of your good health. Even as the Canada $ is near par with USA $, the casino still do not accept Canada quarters. So you can stop rolling for the next Clean show.

I have to use my american quarters in parking meters now,

as they are worth less than canadian.

On the upside, I'm buying a wackload of new wascomats,

about 40% cheaper for me than they were 3 years ago

($200,000 this year alone !)

refitted both stores,

thank god for financing !

WHAT ARE THE BUSIEST HOURS?
I DROVE AROUND 5 LAUNDROMAT
ON SATURDAY AT AROUND 5PM AND
THERE WERE ONE OR TWO PEOPLE
NOT MORE IN EACH LAUNDROMAT.
WAS IT PAST THE BUSY TIME?

OK, Sunday 3PM, drove around 7 mats,
they had only around 3 people each, one had
6 people with 6 dryers and 3 washers going.

When are the busy hours? Or does it slowly add up
instead of having one big rush of people??

One of these mats is in an area of 5000 rentals in a
5 block radius, a little community of people that rarely leave the area.

Half of the people have a car, half don't. 95% are apartment buildings,
half of those under 3 storeys, income around $25 000/yr per residence.
Most people there are 20-30 years old and work part time in the service industry.
500 families, 300 out of that are single mothers with 1 kid.

Only one mat there on the corner of a 'no stop' intersection, with zero parking.
70% of people would have to walk 3-4 blocks to get there.
I estimate 10 residences per apartment block laundry room.

This looks like a good place to put a mat with parking right in the middle, doesn't it?
So why are there so few people on Saturday around 5PM and Sunday at 3PM?

I'd really like to understand the mentality of a laundromat user, because I'm missing something here. Do I have to camp outside of the mat 24/7 to count the customers?

If you see no people that should be your answer.

24/7 is nothing

You say there is a lot of people but the Mats are empty.

CAMP OUT!

It is not rocket science, but at 5 pm sat I am grilling steak. At 3 pm Sunday at the beach. I assume other people have things to do as well at those times. I like the parking idea, but your demo do not support another mat. Buy the other one, run it for a few years, find a better location nearby and move it.

I stopped in way to many times at the two mats I bought. There are better ways to evaluate a mat. Owner's records, utility bills and a good sit down with the owner. Why is he selling?

I saw 2,4 10 cars at different times. Now that I own the store, I have to remember that no one in the mat is just temporary. Sometimes, I got to the bathroom, come out and I hear tops dropping, Milnor's firing...there are 6 people in the mat.

The same could have happened as soon as you rounded the corner.

If you need to see it, you will have to take a lunch and a book and literally camp out there.

Let us know what you find. Your demographics are better than mine.

turns out the place is for sale and doing about $100K per year. It has fourteen 30 year old Maytag dryers and sixteen 20 year old Maytag tops and three Maytag MAH21 (neptunes?) Also a never hooked up MAF35.. (35#?) and 3 very old broken 80#(?) washers built into the wall. The 35# is a hard mount but sitting between soft mounts. There is no place to bolt it to the floor unless you get rid of the 3 old giants.
Maybe that's why it's not being used. Still have to find out what's wrong with it.

On busy winter weekends ALL the machines are running at the same time, so it could use a few more. Other times it's not so busy. The dryers take almost 50 minutes to dry instead of the average 40 mins elsewhere. That's one customer complaint, but they're set at $1.00/30mins They're cleaned every 6 months. Open 12-13hrs/day.

I though it had no parking, but the lot behind it is for customers and has 10+ spots.
The owner spends $3000/year on repairs, but he has EVERYTHING done professionally. Lease is $20K and utilities another $20K, full time wages another $40K, licenses etc $10K. That leaves $7K.

The owner has a full time job and other investments and has no time for the mat and wants to sell ASAP and asking $15K. What do you think? I'm willing to work half the hours and take half the wages. Also a change machine could help reduce the wages.
