have received town approval to convert a carwash bay into small laundromat. small town ( 1900 pop.) , no laundromat (went out of business 6 mo ago). the old mat was small ( old toploads and small frontloads).

i am thinking of putting in 3/18lb , 2/25lb , and 2/45lb dexter express machines. the other option is 4/18lb express , 2/40lb and 1/60lb dexter (neither express).

on the dryer side , continental express dryers , 3/30lb stacks and 1/45lb stack vs 4/30lb stacks and a 55lb single.

i want to price my 18lb express at 2.25 , to avoid "sticker shock" as the former wash tops were $ 1.75 . $ 3.25 for 25lb and 4.25 for 45lb. price for the 60lb would be $ 6.25. 30lb stacks @ 5 minutes for a quarter. i only have access to propane , no natural gas. 45lb stack @ 4minutes per quarter , same for 55lb.

should i just flip a coin or is there more to this ?

I assume this is small SQ ft. You should have a few tops, that is what most people know how to use, and a small town you will have new customers using the mat while thier home washer is broken, which is likely a top loader. You also do not need anything more than 30# stack dryers.

3 tops
2 18's
2 25's
3 50's/ 55's
4 or 5 stack dryer Or the 4 stack and 50# dryer, thinking the comforter biz will be the drawing card.

Not to be too nosey, but do you really think the place will pay for it self with only 1900 people in town?? If the other mat went under, was it because it could not generate enough revenue to replace old equipment?? Did you attempt to find the owner of the closed down mat to get his/her numbers?? Just thinking out loud. Wife says I do that too much.........

i looked at numbers when they tried to sell it.

high rent , and employee expense plus absentee owned.

i own my property and already have an attendent for the carwash.

For my mats to work, I had to cut costs to cover expenses the previous owner had to make the numbers work.

Where did everyone go for the last six months. What are they paying where they go (not to mention gas to get there)? You may not have to lower prices. I have people who drive by other laundromats to come to mine because the equipment works and it is clean. My prices are the same or higher.
