Hi Everyone,

Have been lurking for a while doing alot of reading. I just love forums like this for the vast amount of knowledge to be drawn on and shared.

I'm getting ready to write an offer on a mat soon and was wondering if some of you might share some good contingency clauses to put in the offer.

Hi. Thanks for the welcome.

Actually, I did search prior to posting. "Contingency" returned 3 threads and "Contingencies" returned 17 threads.

Out of those listed, only one thread provided something close to what I was looking for. That was a reply posted by Dave Levenson.

I actually am quite familiar with the search button and really won't bother people unless I can't find something.

All machines must be working on the day of closing.

Subject to verification of utility bills.

Verification that building meets all codes and regulations.

Subject to negotiation of satisfactory lease.

You should hire a lawyer at this point. Free here is nice, but you need legal adivce in your docimile ... Any offer would include "due dilligence" which just about covers everything, that is, for you to verify any information given to you so far,,and any thing else. 20 business days is at least needed.
