i am trying to figure out how to know what a place earns by the utilities.
i am looking at a 19 year old mat that is 1200 sq ft rent is 1400 mth 10 year lease water is 300 elec. is 450 has 21 washers 10 dryers is run down potential for wdf has 1 soda machine 1 soap machine 2 coin changers on books makes 3200mth would need floor paint and ceiling tiles. please help i need to make a decision thanks

With all due respect, this is a pretty basic question.. Do a "Search" on this site and/or Google 'IRS Water Analysis' and you should be well on your way to answering this question yourself.

A hint: each specific washing machine, based on make/model/year of mfr. uses a certain number of gallons of water per cycle. (And yes, depending on cycle set-up for each machine with "pre-wash" and extra rinses, etc, there can even be variations within a given washer.) But, as a rule of thumb, knowing the gallons per usage, the vend price, and approximate ratio of machine usage, you can calculate (within 10%-20%), what the water usage should be for an existing store by mapping this calculation against the average Gallons per Day from the water bills.
