Im looking at a store that has a $4k water bill per month and the laundromat is all self service with 56 washers /60 dryers.
What should the monthly gross be?

don't know if it makes a difference to you but i am looking at two laundromats seriously both located in queens,NYC

the first claims $4k in water ANNUALLY and claims 132k/year in sales.

second claims $3600/annually and claims $140k in sales.

both sets of numbers are based on financials provided by the broker.

if those are accurate, mathematics say your site should be grossing between 750-1000k in sales annually.

obviously this is a very rough estimate.

It's simple mathematics...do you need help using a calculator also? For starters, if you're trying to do a water analysis, you need to be using number of gallons, not the dollar billed amount. Once you know how many gallons were used, you need to figure out how many cycles the washers have done (you need to know what the specific washer usage is for your machine configuration). You can then multiply by your vend price.

If this is all too difficult perhaps it's not the business for you. This is the easy part.
