I have a friend in the industry out there and he has always said they are an intresting case. They know their business. Don't let that scare you! Understand many times owneship groups reposition their asset alocation.
Be aware that any one who consistantly turns around and sells stores understands what a bump in the income curve is.
That is If I remodel I may see a 50-60% jump in sales! Will it last? I want to have sold before I know.
Here is the real question! How much are you willing to spend to make sure you know the numbers are correct? Or at least close? If you are talking about investing $500,0000 would 500 be enough?
I have yet to meet an owner who is total honest! I have sold mats to people suggesting they have it inspected. they did not. They were suprised 4 months in by having to buy a new Water heating System. My fault? am I dishonest? No They did not do their part! Could I have mentined in my opinion the Water heater was about to die? I guess, But at some point it is about you.
I have sold mats I thought were at 125% of potential only to see a huge increase in their business. I have also sold mats I thought we at 75% of their potential only to see the new owner drop income by 50%
It all comes down to the owner! that mean you not them. There are sales jobs out there where guys in the same company make 25,000 and the guy one desk over make 250,000 the difference the guy. Honestly it in some cases is what it comes down to.
