i'm trying to get an idea of how much overhead will be required to run a coin-op laundry center, and i am sure i am forgetting some monthly fixed costs.

so what other costs do you pay each month other then utilities(water, gas, elect),waste removal, security, phone services, insurance, etc,etc

thanks.

I think Electric is fixed costs, you have to have lights and a/c. Heating is a fixed cost also.
Rent
Insurance
Lighting/heating
business taxes such as occupational, intangible
trash
phone, security, payroll
can't think of anything else substantial

Electric is variable, in that if you closed the doors you don't need lights and eliminate that cost. Fixed costs are those costs that you incur whether or not you are open for business.

I guess you can argue that lighting is semi-fixed if you want. But other utilites such as the electric used for washers and dryers, gas, water and sewer vary directly with the volume of business you conduct.

I always counted fixed costs as those costs incuured while being open for business. I mean, you got to have the lights on and heat or a/c.
Electric use by washers and dryers is minimal, there is a slight amount of variable use. Water, sewer, gas are all direct use type expense and vary with the amount of business
