shopping center does not allow me to open passed midnight even though the original lease has just minimum opening hours like "at least 10 am to 9pm".
Have you heard of why they not want tenent open 24 hours?
I don't understand why not....
very strange landlord...

possible security issues, they can climb thru your ceilings into the neighbors' to loot them. You really don't want 24/7 mat unless you are in an area that supports one.

if opening until midnight, then what is the best opening hours?

1) from 4am to midnight?
2) from 5am ~ midnight?
3) from 6am ~ midnight?
4) from 7am to midnight?
5) from 1am to midnight?

opening at 1am is a bit rediculous in that the bars are still open or have just closed. I don't think you'll gain any desireable customers before 4 or 5, probably even later

as to a good opening time, it will depend on the population you intend to serve. I open at 7 in the winter and on many days nobody even comes in until 830 or 9. at another laundry 80 miles away, they open at 6 year around. but I've never been there then to see if people are standing around waiting for the doors to open.

office workers and homemakers start their day later than construction workers. shift workers, such as factories, hospitals, etc keep all sorts of unusual hours. If they are your customers, open early, maybe 5

hang out at the nearest convenience store to see when this neighborhood's morning rush occurs, and be open a little before that.

I keep them all 6AM to midnight, catch the early birds, and the late straglers.

Just to rub my competition we went from 10pm to 1am on a time lock system, we took all his business after 8 pm, they don't have to rush and we get a lot of late customers, but as for the lease all thing are open for you to ask for, landlords put what they want and it up to you to ask or demand if it is what you need.
