View Full Version : HELP - Need to calculate revenue based on gas bills

I've searched the bulletin board here but can't seem to find exactly what I'm looking for. Here's my story....I'm currently looking at 2 existing mats. They both have well water; one is on sewer and the other is on septic. Being that the water is "FREE"; I need a rather simple calculation based on gas usage to help me determine if the seller's revenue is being accurately stated. The seller will also provide me with the sewer bills for the one mat and I've read that "water out" is fairly close to "water in/used".

In NC even though we were on well water at one time we were still required to pay sewer charges and therefore required to have a meter running. I am not sure if this is something that NJ requires but it may be a good question for you to ask, or go look for the meter..
There is a calculation determing the revenue by the gas usage have you retreived the gas bills? Is the mat on natural or propane?
FYI, laundries are tough to run on septic and can be pretty costly if you run into to trouble down the road.

Thanks for the quick response Kitty. The seller has a meter in one store but he said that's his "own" and by the sound of that it may be one that could be tampered with. I'm going to ask him about it anyways. The other store, I believe, has a meter as well. I was able to track down the former owner of that store and he said he had a meter on it when he owned the store about 5 yrs ago. I am expecting to get the gas bills today, both are on propane. Also from speaking to the former owner, he said that the septic is gigantic and plenty for that store so it should not be a problem. Though he did recommend that I ensure it has been cleaned regularly and that the seller (who is also the landlord) is fully responsible for the leach fields and any other environmental issues that may arise since its his property.
Where might I find a good calc to use for propane bills?

I have heard statements such as that as things are gigantic and they never tend to be so please be careful with a statement such as that... A septic system could be a real costly mis-adventure..
Rule of thumb any seller that is less than truthful with you now as if he will not give you information or evades the truth in anyway or if your gut tells you that something is just not right, walk away now. You may regret things down the road if things do not smell right now. That sewer system could come back to stink you up sort of speaking...;)

Thanks for advice Kitty. The info on the septic was from the former owner (2 owners ago who is also a retired police sergeant) and I will certainly have very detailed language in the purchase agreement and lease (if the deal goes through) pertaining to the septic.
So who might have that calculation for dryer revenue?

The last mat that had free water took me hours to calculate the dryer rev and back it up to wash revenue. I doubt anyone is going to post a magic formula for you, they cost to much to aquire.. However, the info is free for you if you want to do the work and math. Start with looking at the BTU burn rate on the dryers, then read postings on burn rates, then check dry/wash reveue ratios relative to the dry time per quarter and wash prices.
