Our local distributors tell us 4.8 turns = industry average.......???????

I have generated a 60 month cash-flow by starting with 50% of the proposed income at (2) turns 16,000.00 divided by 2= $8000.00
then increasing the revenue as follows
0-10 months =10%
11=19 months= 2%
20-44 months = 1%
45-60 months = 0%
The following occurs during the cash-flow...at 10 months we begin to break even? at month 19 we develop into 2.5 turns at 36 months we develop into 3 turns from this point forward we remain flat doing well but by no means exceptional.......at the end of the 60 month the payments on the lease expire.
