View Full Version : What is reasonable to come out of dryer

Meet with the landlord of a laundromat for sale today. This is a relatively new wash and from talking to the landlord is his first experience with one too.

Seems to be a very upfront person with some concerns. Concerns that he wanted to make sure I understood prior to buying the Mat, if I buy it.

1. A recent heavy rain exposed water damage to the ceiling. Landlord says the construction was faulty and needs to be fixed. The construction company says that the wind caused the rain to blow in the vents and it wasn't their problem.

(Who do you side with?)

2. The landlord believe that too much lint is excaping from the dryers to the exhaust. The roof of the building is getting a cover of "snow", Southern California style.

How much lint should escape the grasps of the lint trap? Is there an additional trap that should be installed?

Hmm, I would tell the landlord having a l'mat for a tenant pretty muich gaurantees him a tentant for 20 years or more, with no vacancy, collection, fix up after they leave type problems.

The water leak problem I have had at a couple stores, and never have ever been able to get it fixed. More goop and tar. Maybe it is wind driven rain. It does not happen often,. and does not seem to cuase damage. You could get a roofer's opinon..

As for lint, well, remind him of how long he gets to collect rent checks and hike up rent every year. I do not think you can harness the lint, does it really hurt the roof?
Maybe it will plug up the leaks.. hehe

My new dexters kill the rooftop with lint. My old SQ slimlines left NONE.

Not sure why, but I will re position the lids to point horizontally I think.

My roof leaks terribly. I send my landlord a bill for the stuff I use and he pays. Nice guy, but I know he wil burn the place down before he puts any money into it.

The leaks, if coming through the vents, is traceable. Find out where the water is penetrating.

Vents need to be arranged so that wind and rain doesn't blow into them.
