Hi out there in mat land! I am new here and have been busy doing my due diligence concerning a possible mat purchase when I discovered this site.
Anyone care to venture an opinion on a mat with these particulars?
80 washers and dryers (combo front and top load), 4 yrs old, Sp. Queen
4 tanning beds
utilities avg. $2900/mo.
lease is $4800 (4000 sq. ft.) per mo.
insurance is $275/mo.
repairs avg. $650/mo.
revenue @ $20,000/mo.
asking price $260,000
attendent labor, janitorial, etc. being performed by current owners

How much of the gross do the tanning beds contribute? Have you calculated what TPD you would need on the washers to drive the income figures? Rent seems high and the utilities seem low, both in relation to gross. If the income is accurate seems like it would be a good deal.
