my fire extingusier getting blown off by vandels..
I must say I'm "blown away" by the quality of the larger pics in color.(from security cameras)
I guess it's time for me to join the 20th century, oops, 21st.
I guess I'll be looking to install a system.

It was originally a suggestion box, however we never got any suggestions......so I made it into a free wash drawing box. I use this to determine where our customers are coming from. They must put their name and mailing address for a chance to win 10 bucks in quarters!
These pictures are great !
The pictures of Kitty's roof damage made me think about the great possibilities of pictures of parts, or any problem with venting or plumbing or whatever can be explained AND shown on the board !

I am going to give posting a pic a shot. The first two are before. The way I took posession of the building and the after shot is when I was done. It took me 7 weeks to do.

first it was a KFC then a bottle redemption then vacant for five years. It was a real mess when I took it over.

P.S. at times I thought I must have been on drugs when I was doing it. An LSD vision maybe? :) However in the end it worked out well.

Not dumpy, he's got a good thing going and he offers good services.
A bright and new mat cannot capture expect to capture the market share in a market adequately served. Although my former employer offers a mat that is not at today's standards, he meets the customer expectations and provides excellent customer service. In the past few years competetion has come to his market all the while unable to gain market share......dumpy to some standards is dominant in the right location and market.
Markets that cannot consume their pies is not an area I want to bake more pies in........:) I'm still looking for the right location, I will find it.......

I worked hard for my former employer and I was proud of the mat and the services we provided. So, I am a slightly offended at your statement of his mats being 70's dumps. The pictures do not do justice but you are entitled to your inadequate assumption of his laundries.
Your assumption of providing a new and improved version of todays laundromats killing yesterdays version is not totally accurate. As we continue to discuss different market types, the new and improved version of laundries are popping up left and right, saturating markets and ineffective at gaining market share even though they are new. These new versions have the gleam and shine, but most lack in other areas, customer service being the biggest lack of talent. The seasoned veteran operator capitalizes on the inefficiencies of these new versions and are very capable of retaining their market share. The older stores should not be underestimated.

Excuse me if I get exuberant with the pictures.... I'm in the process of attempting to build a little website and I have tons of pictures to choose from! Here's a few!
FYI We bought the place in Jan and have fun "spiffing and streamlining" We are fully attended and 1200 sq ft. It's been a great experience so far!

We've had alot of learning experiences and alot of enjoyment so far. We're very happy with the investment and the productivity of such a little store. Biggest expense is emplyoyees though... someday we may be working it but for now we oversee it and go in periodically but have wonderful attendants that keep it clean and friendly.

The bubbles and graphics on my walls are actually large decals. I have a buddy who owns a vinyl graphics shop, who did all the work. I have always wanted to go one further by painting bubbles on the floor as well, but that will probably never happen.

this building was permitted in 1956 as a "self service laundry and two rooms and bath apartment" cost $8500. 6 1/2 hp. washers, 6 1/3 hp dryers, according to the property card. It seems they added 3 dryers not long after. It is 1650 SQ ft, and the shower stall is still there, sort of..I think the doors are original, just open up every day and ready for business. It became a TV repair shop in 1965, then in early 70's a produce market. As you can see the original roof is shot. " diamond in the rough" or "money pit" we shall see....
It is in an area that is "blighted", so to speak...
Any historians want to guess as to what equipment might have been placed in 1956?? I see the washer drains, but can not figure were the dryers were put in yet..

the expansion is occuring in the area immediately behind the buffalo skull as seen from outside, connected through these 2 doorways: boarded up behind the 2 tops, and with the door open. There are 3 showers almost finished, a place for 4 dryers, and room for 4 neptunes. The doors will be totally removed so that the 2 rooms are connected by 2 wide open archways. Each of the 3 shower/dressing area will still have its own door, of course.

the pictures don't do it (in)justice. it actually is a bit grungy, but a lot cleaner than the driftwood, about 80 miles east - my "nearest" competitor excluding a few toploaders in some campgrounds.
I didn't make the tables. A cowboy/outfitter near here made them for me. The table tops used to be the "paneling" in the expansion area. I don't know where he got the legs. The previous owners made the buffalo skull. There used to be a giant Moose on top of the carwash, but they took it to their house just before we closed escrow.
Our seasons are as follows:
Winter - November into March
Mud - March into May
Tourism - May into September
Hunting - Late September into November

the laundromat is just over 1200 sq ft, with the expansion area being
about 450 sq ft. In my apartment the boiler room is about 130 sq ft and I didn't count it or the office as part of the laundromat.
that's a sad, sad carwash
probably prohibitively expensive to repair/rebuild.
Some of my customers use the vacuums without bothering to wash thier car. maybe replacing that carwash cabinet with a vaccum makes sense.
If the sump & drain for the carwash still work maybe ripping out the cabinet there and trying something else. Sometimes I drive by a laundromat with just a coin acceptor/ selector knob and boom mounted on the side of the building. I'm guessing their motor, pump, soap, etc is in the laundromat building. I'll try to check it out next time I'm in that area.
boom on the side of the building style might use your real estate better than that freestanding cabinet thing.

We have owned this for about a year, and have invested much of the profits into "fixen" her up. The bathroom has been completely remodeled, new furniture, camera system, painting (still painting dryers). I have almost completed the automation project (doors, boiler, lights, etc...) and we will have porcelain on the floors in a few weeks. Been a long year, but rewarding :^)

When I was replacing some 42 year old Cook Dryers, I thought of this idea. My laundromat is very large, but this side is only 600 sq. ft. and it looks even smaller with part of my frontage being brick and not glass. I wanted the store to "look" larger so I asked the straight-laced landlord if I could "nail a couple of dryers to the outside wall"!
Maybe that was not a good way to ask, but he eventually relented and said I could do it if I did no damage to the brick, and if I promised to remove it if he didn't like it!
I'm sorry I haven't got a straight-on view, but there's a large overhang which casts too much shadow and there are pillars in the way.
All parts of the dryer front are now 1 inch in depth. Including the coin mech which takes a dollar coin and the coin box which holds about 3 of them :-)
I'm already encroaching on the next tenant's wall space and he's upset. Otherwise I would like to install 4 of them rather than 2.....also his door is in the way...

The doors are only screwed shut, and a good thing too. All summer people were setting their baskets down and pulling on the doors with both hands. They were so eager to use the "outdoor" dryers :-)
