Well, I have my offer in and working on some property issues. I will be buying the property with two buildings (one retail, one house zoned commercial). The retail building is 2900sq ft and has a coin laundry and dry cleaning depot. The two units are separated by a door in the middle. The house rented today as two residential units.


The mix is as follows:

Dryers
4 Wasco TD50 (1yr)
3 Wasco TD3030 (1yr)
9 Maytag single pockets (old)
2 Maytag stacked (9yrs)

Washers

2 Wasco W655 (1yr)
4 Wasco W640 (1yr)
14 Wasco W75 (8yrs or so)
14 Wasco W74 (old but look as good as the 75s)

1 soap machine
1 pop machine ( old)
1 change machine (1yr)

I will tell you more as the sale closes.. what do you think of equipment mix. What would you change first?

some of us non wasco users have to guess as to the capacity of a w-xxx vs a w-xxy
I will assume you are looking at
14 18's
14 25's
4 40's
2 55's

4 50# dryers
14 30# pockets


Throw the stones at me, I like a few tops.
Seems like a bit to much on the low end of capacity washer wize, 6-8 40# would be better
Pockets seem good.

IF A 74 is the same as a 75 only newer then I would be swaping out the older 74's towards bigger washers

"To know where you want to go, know where you are today".

Do nothing. First understand the customer pattern and check your revenue in terms of turns/day. Then implement changes and determine ROI(return on investment). You'll feel better knowing you've made the right decision when you know "where you are".

first, change the 9 maytag dryers to wascomat td30x30 's

I believe you could use more dryers for that washer mix.

(of course you have to decide this by watching a sunday)
