Has anyone had success renegotiating a lease mid-term when purchasing a failing laundry. I feel that a short term reduction of revenue for the landlord is worth more than the loss of a hard asset tenant due to the associated costs of re-leasing the space.
Thanks,
Ray

Yes I have, get a real good Lawyer who is a specialist is renegotiating leases.
Now this could cost a little but it will save you in the long run.
Some Smart landlords would jump at this opportunity as long as you have a business plan to show how your are going to improve there space.
I did this and got 5 months free rent and got 1/2 Cam for one year.
Now I DID A HELL OF A LOT OF WORK, Floors walls plumbing electric
The place was a dump. Got it for peanuts.
It took me 2 months none stop doors open. Then I sold it in 3yrs
Worth every penny. The only thing was I had no life out side the business but the money I made was worth it. I have dabble in this venture a few times and some times with partners too.
