This mat is very very small in a very very very bad neighbourhood.

I know there are many many other factors but the only info. I have for the last six months is as following and based on that what should I guess the gross sales to be?

Total Utility: $6732
Gas: $1987 (Dryer is 10 min. for $0.25)
Water: $1331 (Washer is $1.50 and $3.00)
Electric: $1028

I'd say $45-55K. Of course it depends on the type of equipment (but I imagine it's old) and the operating hours of the store.

Just looked at your figures again - how come the utility total is not the sum of the gas, water and electric? What's the other $2K+, I don't think it's sewage. Take 30% as your utility factor to gross ratio and you should be in the ballpark.
