I know a mat owner who owns the land and building. On top of his mats he built some apartments, in which he lives in one.

I know with motels, self serve storage and car wash many of the owners live on the premis

It is the best investment. Buy the land and put a cash business on the land to pay for the land

my apartment is in the back of the mat, through a door marked "manager" between the change machine and the snack vending machine

I also have a 3br apt upstairs, currently rented to the family of the daughter of the folks I bought the mat from in October

My daughter and her husband have an apt. on site at one of our stores. Combined with cctv system makes for better entertainment than cable TV (store open24 hours though not attended after 9pm) With gas at 2.00 plus makes a 30 second commute sweet. Vandalism runs somewhere between none and zero.

It is cash business,I don't live near my stores,don't let customers,emplyees know where I live,even most my neighbors don't know what I do for living.

My newest mat will serve as my hurricane shelter.....have the storm panels, poured concrete office walls and ceiling. I have a mat in a building that could be lived in, it is 2 story. When it was a restraunt years ago the owners lived upstairs for some time, then converted it to a bar, so it would be perfect for me now. I rent it out as a meeting room to AA.. don't throw no stones..

I am not sure I would want to live at my mat, but like Gary I live very close to one, so it is easy to take care of. Those customers get the "I'll be there in a few mins" rather than the " can you leave your name and address I'll send a refund" much more often.
