Dont think im crazy.. just a newbie. im looking for an opportunity/investment for a laundromat to be my primary income and I saw a couple for sale and need opinions from those with experience.

Three of them. all in LA:
1. 4000 sqft. asking $440k, revenue $216k, net profit $102k. est. for 4 years, 1 PT employee, $4350/mo lease til 2015.

2. ? sqft, asking $450k, revenue $330k, net profit $120k, 2 employees, ? lease

3. 2000sqft. asking $330k, revenue $144k, net profit $78k. just remodeled, 1 PT employee, $1600/mo lease til 2014.


do these sound legit? Worth looking into?

All the cases could be legit sales, they just may prove not to be accurate figures. Get some more info about the details (vend prices, machine count and size, list of expenses) and you will get replys on what is thought.
