I am looking at buying a second mat. It’s run down and needs some new washers ASAP. The rent is average for the area and the owner of the building will sign a new long term lease. The building needs to be painted which I believe he will do. Has any one ever talked a building owner down on the lease before buying a mat?

Dig deep and learn what you can from others
if the landlord isn't happy with the current tenant and he likes your ideas, he may do that but only for a shorty period and only if he's not cheap. Otherwise, as a landlord, if I was one, why would I care to bring down my income? An area store owner wants his landlord to fix the parking lot and put lights etc.. to make it look more inviting, the landlord argues and says look at your place inside, it's filthy. You clean up the inside and I'll take of the outside........you may not get rent reduction but you can certainly show him that you want to make his place more presentable....maybe he'll then cut you some slack.

The landlord has little incentive to drop his lease rent. I would not count on it. You might get more options for renewal, and talk him into paint, maybe new a/c unit, etc. Beware, everything you ask for he will want back in the form of rent, one way or another...
