for all the landlords on this board,

Is it difficult or costly to have the power and water turned on for a day so that a potential buyer like myself can check existing equipment on a mat for sale. the mat has been shut down for about 3-4 months.

I am not a landlord, but I am a Realtor in Indianapolis (same region as you). We often deal with properties that are vacant with utilities turned off. You just simply contact the utility, let them know you are doing an inspection and need the utility on for a certain time period.

They should not charge anything, but it can be a hassel with regards to timing.

I am familiar with the area (I grew up in Swayzee, worked in Wabash), but my real estate endeavors are typically south of Carmel and north of Columbus.

If you pay the utilitiy company the deposit and turn on fee there should be no problem. I would suggest to make sure all power, ie, breakers, and water/gas lines shut off before having them turned on. I know a guy who bought an old store, had the power turned on. The building burned down, seems some sort of electric problem, nobody was there when they put the power back on.
