Am negotiating a lease on a currently bankrupt mat.
the signage is poor and the parking has been taken over by the tenant next door.
1. any ideas on how to work in the lease guarateed parking spots and how to have the landlord or other authority enforce?

2. signage is poor, I assume a permit is required to put up new or additional signs, I wish to have the sign size increased and additional sign installed. has anyone ever had the landlord or a distributor (e.g. Maytag wash sign) pay or susidize. any ideas on clause to add to lease?

The parking issue is not to hard, state in the lease how many spaces you get, and where they are, ie, 4 in front, 2 on side, etc. Then also put in a clause you have the right to post a sign on these spaces and enforce your right to them. Your landlord will not be interested in enforcement, you will have to do that.

as for the sign, here it is up to the city first to see how big you can go. The landlord would have to agree to whatever is allowed, so some type of verbal should be used, ie, a sign may be installed up to " x by x" in a certain place. I have not seen many offers for a free or subsidized sign, good luck with that!
