Does my Community need a new Mat?

I am living in a fast growing communitty and am thinking about building a new landry mat. I am looking for input on how to determine what kind of population density will support a mat. And how big it should be.

Usually fast growing communities are more modern than older communities and don't require mats as much as older ones.
Housing tends to be priced higher because it is new and therefore most will have there own laundry facilities.

But really it is a guessing game to determine wether or not there is a need. Check out the area closely... look at apt buildings to see if they provide a laundry area , check to see how many doubles, or multiple houses are in the area, get a demographics report, although this may not exist if the area is new.
