Has anyone heard of or used the product bio-clean? This product claims it uses bacteria to restore maximum water flow in your drainpipes. Here is some of the marketing blurb:
EFFECTIVE
Within an hour after pouring the bacteria into the drain, the bacteria begin to eat their way into the waste that has accumulated on the sides and top of the drain pipe. This is their natural food. They digest the waste and spread throughout your system, cleaning it completely

In theory it should work, as that is what refineries typically use in their waste water treatment plants. In practice it may or maynot work as the contact area and other issues are suboptimal - but it could not hurt to try it.

If you do introduce this into your system do it just after you close or if you will be closed on Thanksgiving do it the night before so it has ample time to act.

All of my mats are attended 100% of the time. However I am considering the purchase of a currently attended mat and converting it to either partially attended or totally unattended. I would especially like to hear from those of you who run a partially attended operation.
Do any of you offer drop off with either of these configurations?
If so how do you logistically handle it, that is people dropping off while the attendants are gone, securing the laundry...?
How often do you or your cleanup people check on the place?
What do you pay to have the place cleaned, do you hire or pay a cleaning service?
Any other info you think will help.

Andy, one of our stores has two distinct sides to it. One is a small coin op and one is a full service side. We operate the full service side 56 1/2 hours a week. During those hours we will help people with problems if they come to get us or we are cleaning or working on equipment at that time. The rest of the time the place runs unattended. For drop off people can only do so during those 56 1/2 hours only. All cleaning is done by us when we are there during the day for the full service side hours.
At another mat my wife and I just bought about 4 months ago, I converted it from totally attended to totally unattended. I heard an earful the first month or so while people adjusted , but they have. Our mat is cleaner than others, and the equipment is much better maintained. At this mat I have a contract cleaning person open, close and clean, for around $100 per week. I am there myself 4 to 5 times a week to take care of things as well. I will do drop off when people come in and ask for it, but it hasn't amounted to much. Turning the place into an unattended mat is starting to work nicely. I will hit the target number this month for the mat that I figured when I first scouted the place. When I talk to the customers I try to explain to them our plan to run unattended, but offer a nicer mat and put $ back into the business, not just take like the last guy who had it and was attended.

My former company owns the patent and trademark of BIO-CLEAN!
We developed this several years ago for the beer and winemaking industry..... (We also developed BIO-SAN)....
Hmmmm wonder where this is coming from? would be really interested in the name or location of the manufacturer

They claim the product should work very well on lint and soap scum. In a large system they tell me it could take several days (3-5) for the product to become effective. However, they have a concern with anti bacterial laundry detergent and bleach. Apparently these detergents and/or bleach will kill the bacteria. This makes it very difficult to use this product in a laundry mat, unless you are willing to shutdown for a few days. As an alternative, they suggested flushing the system with clear water at closing time, then introducing the product. Continue this process every night for 3 or 4 nights.
Seems like a lot of work for limited results.

Oh and by limited results I am not judging the product, only the fact that there is insufficient time allowed for the product to work effectively.
