Woke up around three this morning dreaming that somebody stole my laundromat. Not the space, but everything inside. The washers, dryers, piping and electric were all gone. All the holes in the walls from these items had been patched so you would never know they were there. All that was left was the concrete pads for the washers. Very strange.

In your dreams you must work with a great bank, imagine the repo guys patched the walls.......

I can't even get my tenants to do that.......

How much time do you have on your lease. I hope your not running out soon. It might be time to talk to your Landlord about an extension.

Hey Kirby this one is on the house, next time I'am going to have to charge you for my service.

Try counting socks instead of Sheep next time.

I'm very happy to pay the landlord rent, without it I would not have a place to operate my business. I pay him the fair value for the space and get to make money. It is not possible to own his strip mall, so it works out quite well for both of us. Really no different than if I owned it myself, as the mat would still have to pay a fair rent to me - so the cost is the same. Anyone that thinks, or makes, the cost different is not maximizing the return on the business and the property. The only advantage to owning a property versus renting is that you have some more flexibility on what you do without having to ask permission. BUT when you own the property you also assume the long-term risk of what that property might be worth down the road. Sometimes you win if values go up, other times you loose if they go down. Its all in the risk-return equation, and I believe the return on an operating business is greater than on a passive real-estate investment. To each his/her own.

Buddy, that was not a dream - that is reality. I currently enjoy the business and it would take at least that much to get me to part with my toy.

No, I had one of those recently. I was recently working with a broker to try to buy another mat and he tells me that most in this neck of the woods have been going at 8X net or better. But that is to be expected when interest rates are in the low single digits.

It's gotta be that you feel abandoned by all the party goers now in Vegas. Admittedly I feel a little like I am missing a good time and meeting all the characters but am consoled that I am not in 110 degree desert heat either.

The dream may mean that you are due for a complete renovation, and machine replacement, (all except the cement slab)

Or, it may mean that the ladies that usually appear in your dreams, are on summer vacation.

or, It may actually mean nothing.

It was only 108 degrees, not 110, but it's a "dry heat". (if I hear that one more time this week I'll scream.)

Kirby -

You were just given a golden opportunity.

How many times have you heard someone say " If I only had it to do over again!"

In your dream your are starting from bare walls, so you can use your experience to build a mat the way you want. Put the dream into reality and "build" that dream mat on paper.

Then compare you dream mat to what you have now. I know you run a good store, but I bet there is something that's in the dream that you're not doing now.

You have 17 years to go on the lease, so make those "dream" changes, sit back, and tells us all how you now have the "perfect" mat !
